Pearland: Planning a Move South on TX-288
Pearland is one of the fastest-growing suburbs on the southeast side of the Houston metro, a Brazoria County city of roughly 125,800 strung along the TX-288 corridor south of Loop 610 and Beltway 8. The land here is flat and the newer subdivisions are wide open, but the city blends older homes near Old Townsite with sprawling master-planned communities like Shadow Creek Ranch and Silverlake. That mix, plus genuine Gulf Coast weather, shapes how a Pearland move actually plays out.
The Storm-Season Factor
The biggest variable in a Pearland move is the weather, but it runs the opposite of up north. There is no snow here; the real wildcard is hurricane season from June through November and the flash flooding that comes with a wet Gulf summer. A crew that works these conditions year-round brings shrink-wrap to keep upholstery dry, watches the tropical forecast, and has the judgment to hold a written rate and slide a date rather than load a truck in the teeth of a storm.

Community-by-Community Comparison
| Area | Era | Streets | Parking | Truck Access |
|---|---|---|---|---|
| Old Townsite near Broadway | Mid-century | Older grid, mature trees | On-street, tighter | 26-ft usually OK |
| Shadow Creek Ranch | 2000s master-planned | Wide, looping HOA streets | Driveway + street | Easy access, gate codes vary |
| Silverlake | 1990s-2000s | Wide residential | Ample driveway | Easy access |
| Southdown / West Pearland | 1980s-90s | Curving subdivision | Driveway + street | Easy access |
| New build south off TX-288 | New build | New, wide | Garage / driveway | Easy, gated entries vary |
| Townhomes & condos near Pearland Pkwy | Mixed | Private drives | Assigned / visitor | HOA rules & near-door staging |
Road Corridors and Timing
TX-288 is the spine of Pearland, with Beltway 8 across the north end and Broadway (FM 518), Pearland Parkway, and Cullen Boulevard carrying the local traffic. From our Pasadena yard we feed in off Beltway 8 and TX-288, and we plan around the morning and evening crush where TX-288 meets the 610 Loop heading into the Texas Medical Center, since a chunk of Pearland commutes there. Two-story HOA homes are the norm here, so we size the crew for full-flight stair carries on most jobs.
Specialty Items Common in Pearland Homes
The bigger two-story homes in Shadow Creek and the newer TX-288 subdivisions often run 2,500 to 4,000-plus square feet. Common specialty items include:
- Upright and baby grand pianos, which we carry on a piano board with a four-person crew (about $280 to $440 upright, $500 to $780 baby grand)
- Pool tables that need disassembly, slate handling, and re-leveling at the new house
- Game-room and media gear plus gym equipment carried down a full flight of stairs
- Outdoor kitchens, patio sets, and play structures from the HOA backyards
- Heavy gun safes and oversized sectionals anchored on the second floor
School Calendar and Booking
Pearland families fall under Pearland ISD and, on the west side, Alvin ISD, both starting in mid-August. Peak moving demand runs from Memorial Day through late July, so book four to six weeks out at a minimum, and earlier if your closing lands at month-end.
The gated master-planned communities off TX-288 carry the most involved logistics in Pearland. If you are moving into one, mention it when you ask for a quote so we can line up gate access and any HOA move-in paperwork before your date. Your move is our first priority, on a flat written rate.
